I called him one night kind of late and fully expected to leave a voicemail, but to my surprise, he answered and took the time to talk to me. I appreciated the transparency. Hurricane Beryl hit the day before they were scheduled to start. I don't doubt that they do a good job with foundation work, however, yesterday on the highway some of their supplies, including a few buckets, fell out of their truck and onto the road causing a very hazardous road condition. It's a long review, but bear with me and take a gander. Not enough good words can be said about the integrity of these folks. I've got some pretty intense spalling around my house (concrete busted off surface of foundation and exposing the rebar, as well as corners of foundation busted out). My first interaction was calling, the secretary picked up and informed me that my home was just barely out of the typical range for their service (we live on the furthest edge of the Woodlands, east of 45) and would include a fee if they came out, which I told her I probably would have to go with someone else in that case. Even after I said I would need to take my business elsewhere, she asked about my problem and walked me through what they would do to fix it, reassured me that it's more than likely cosmetic, but encouraged me to seek someone in the area for a free estimate. I thanked her for her time and wealth of information, then went on about my day. A week goes by and I decide to go ahead and pay the fee for them to come out because I felt like I could trust them. Jacob (one of the brothers) came out and was extremely professional, kind, and compassionate to our concerns. He took measurements all through the house and wasn't even bothered by the fact we were still in the process of unpacking and he basically had to parkour through the garage to get his equipment in place. After all was said and done, he explained to my wife and I how it would be unwise and unethical for anyone to attempt to do foundation repair in our home and what would happen if they did. He then explained to us the difference of using a handyman vs a brick mason. He told us of a brick mason they used, but cautioned us because most brick masons are going to want to fix a lot more than what we wanted done (the spalling) and coached us up on how to make sure we stick to the plan. He then emailed me the layout of our foundation and the results of the leveling process, and explained how we can use that in the future as a baseline to recheck to see if issues are getting worse. After all was said and done, I never got a call to pay the fee so I called them the next day and was told to keep my money and put it towards paying the brick mason. :) A wonderful, wonderful company and I will absolutely call them for foundation issues in the future because I know that every penny spent is earned honestly. I selected Two Brothers based on 1) recommendations by two friends who used Two Brothers and 2) the attentiveness shown by Aaron Lipman. Customer service was exceptional. Aaron responded promptly to our texts and calls over a period of months. He hosted a Zoom call with us for our last round of questions before we signed the contract. He checked with us periodically while the work was underway. The Two Brothers crew was led by their veteran supervisor, Guillermo. His crew worked like a well-oiled machine to dig ~130’ of tunnels under our house. Every evening they diligently swept the hardscape and stored their tools and equipment. Every member of the crew was friendly and polite. The work was delayed a few days due to heavy rain flooding the tunnels. Guillermo came on his Sunday off to run pumps to drain the tunnels so his crew could resume work on Monday. The house required one more short tunnel and a few more pilings than were in the initial plan. I realize that the true condition of the foundation is invisible until the tunneling is underway so I was fine with the additional work. Aaron was willing to split the cost of the additional work. I delayed two months before I wrote this review so I could be sure the repairs held fast. All the windows and doors still shut properly and my 4’ level proves that the horizontal surfaces are level. We had a back corner sinking and causing issues with our house. Two Brothers were recommended by the engineer and we went with them and no regrets. It was difficult job with the space (3 story town home) and the guys worked hard with no complaints. They also left the site better than they found it. After I got the tree taken out, they went right to work. Rafael was my point of contact alongside Aaron who was a phone call away if I had any questions. Aaron also came by later in the day to check out how things were going and followed up after to make sure I was happy with the work once it was done. Thankfully, the chimney did not fall over! They worked extremely hard and finished on schedule even with some weather delays. The site supervisors Raf and Guillermo were awesome to work with and kept us well informed through the whole process. They cleaned up well and left everything in great order after the work was completed. Two Brothers also provides a separate 3rd party Engineering inspection report after work completion. From what I can tell, this was the only company to include this from the contractors I met with. This shows me that they are confident in their work and was a nice addition to get the repairs validated by and independent party. Another reason we chose Two Brothers is their terms for arbitration (if needed) were fair. They allow you to select and contractor your own Engineer as an arbitrator to resolve any potential disputes. This is in lieu of going straight through the American Arbitration Association which seem to the the standard terms for most foundation repair companies. I am impressed that they used the same altitude measurement equipment to determine if they had done enough to level our house before filling in all the holes. The job is professional and the house is settled very little after six weeks with minor expected damage to the sheetrock in the corners of one room in the house. After finishing, they setup the extra dirt to help drain our back yard as we have a drainage problem anyway which has helped with that. I'm giving them a 5 star review because of being honest and straight forward. I am doing repairs on my home that was poorly maintained by a property manager. Long story short, there was some small cracks in the ceiling and wasn't sure if foundation shifted or something else happened which cause the crack. The crack was in the area of a bathroom needing tub replacement. Spoke with Aaron on the phone and sent him some pictures of the crack. He instantly told me it doesn't look like a foundation problem and is something some spackle and paint can't fix. When I mentioned on my bathroom renovation, even though he knew I wouldn't need foundation work done, he insisted he come out to verify foundation was solid before doing renovation. He came out and checked, noticed one side was slightly lower than another. I told him when the foundation wasn't level and there was a lot of high spots and low spots on the floor. The guy that had installed the tiles had a hard time keeping the it all level and had to add a lot more mortar in some areas than others. Aaron told me that even if the floor was level and the foundation had shifted, it was such a small amount, it wasn't a concern and that wouldn't be worth the money to correct. I wasn't charged a fee for coming out even after I insisted and paying something for making the trip out. When it comes to specialty work like this where a DYIer can't attempt to do the work and you are at the mercy of company, I highly value honesty. There are a lot of people that will rob you blind and perform work that is not necessarily needed just to take your money. You don't have to worry about that with this company. It only took the day to complete the work and when they were finished I couldn't even tell they had been there. Cracks on the interior drywall were gone and all the doors closed and latched properly. Their men even took care to replace my shrubs and plants that had been in the way. One other contractor had a slightly similar price but I didn't much care for the hard sell routne and all tech talk. I called Two Brothers Foundation Repair and Jacob came out to look at my home. He was punctual and took measurements outside and inside of our house. Based on his measurement/inspection Jacob concluded that, the readings do not warrant any foundation repair for our house since some settlement is normal and especially since we do not have any cracks inside or any issues with the doors. An engineer friend, who is also a home builder, came out to look at the foundation before Jacob’s visit and came to the same conclusion. Both also noted that I should consider putting drainage on the side of the house. What a relief and kudos to Jacob for being honest. Until Two Brothers set me straight, I lived in a crooked little house. One could see it leaning from the street. Even bricks were popping out. And a brick wall actually moved when pushed! Now everything closes smoothly and the floor is level again. Two Brothers did a fabulous thorough job at a very reasonable cost. My foundation shifted due to the drought of 2011. In 2013 Olshan was working next door. I invited their guy over and he said, without even measuring, that raising my foundation would cost around $25,000! “See the direction that crack runs? That means you have serious problems.” Gulp! My serious problems remained static until Harvey came along. We flooded and couldn’t fix our floors and walls until we repaired our foundation. Expecting the worst, I commissioned five bids from highly rated companies on Angie’s list. Bids ranged from $3660 to $14,400. Aaron Lipman, one of the two brothers, presented the most compelling, professional, and understandable solution. He’s a class act. Aaron said only the left corner of my house was crooked. The rest was OK. Another contractor tried convincing me the entire house needed to be jacked up. Another wanted to install piers under my living room. Aaron said that was unnecessary since the problem was on the side of our home, not in the middle. He clearly explained why putting in those extra piers could cause new problems. Our slanted bedroom was off center by five inches. Aaron sketched where the piers would go. He’d begin at the front door and then head east, turn the corner, and then jack up the entire east side. The work was fascinating and proceeded surprisingly quickly and professionally. When they hit a snag with my pool equipment, they just tunneled beneath it. What was initially mysterious and bewildering became understandable as I watched the piers disappear into the mucky clay soil. They applied up to 8,000 pounds of force per square inch ensuring the piers were tight. Then they placed hydraulic jacks on top of a flat cement cap placed on the last pier. Piers are made from cement, cylindrical, and close to a foot long. They are stacked until the column of piers reaches the surface and will no longer move downwards. Installing 14-16 cylindrical piers is common. Since the piers had nowhere to go, the house inched upwards. Inside it felt like quick earthquake tremors. Aaron’s team was very professional, efficient, and neat. Guillermo, the supervisor, was knowledgeable and answered all my questions. Aaron stopped by daily. He has an eclectic background. His parents are classical musicians who also own Eagle Foundation Repair in Corpus Christi, TX. That’s where Aaron learned the business. He also worked for a talent agency in Hollywood and on Wall Street. When he tired of the corporate world, he leveraged what he learned from his parents’ foundation business and set up shop in Houston. I enthusiastically recommend Two Brothers. They are a small but highly experienced family run business. Hence customers receive personalized service from the owners. Repairing your foundation is a big investment. Guillermo, the crew chief is awesome, and went out of his way to ensure we were happy with the work being done ( he and his crew surprisingly worked through 100+degree weather through the day, my hat goes off to them, you wouldnt catch me doing the work they did in those conditions). They also went out of their way to ensure my work was done due to a tight timeline. On top of it all they left the place in better condition then it was, couldnt barely tell they were here, except that my foundation is now level and repaired. However, after some gentle nagging from my wife and putting it off time and time again I called Two Brothers Foundation Repair to inspect my home in west Houston. I was concerned with some possible foundation problems. There were some signs of an issue inside the house on a wall and some cracks on my back patio (concrete) as well as the front walkway so I wanted to make sure nothing major was wrong. They put me at ease. They explained that there was "normal settlement" occurring and that putting in piers or doing major work was not necessary at this time.
