Our HOA is responsible for the periodic painting/staining of the exterior of 56 Cedar-sided townhouse villas housed in 12 different style buildings.. We pursued several quotations for the project and selected Insta-Paint Pros as they were the low cost bidder (labor and materials) and also provided a pre-inspection for damage to be repaired. Payment terms were 30% down for materials and the remainder processed in progress payments as a building was completed. Labor included 1) power washing each building, 2) prepping doors, windows, and fixtures with plastic and taping, and 3) spray painting the stain with touch ups as necessary. Individual repair inspection reports including pictures and applicable costs were provided to the individual townhouse owners, as the owners were responsible for their townhouse repairs. The HOA remained removed and independent of the repair work. Owners were encouraged to seek other repair contractors for comparison. Approximately 50% of the owners accepted the bids for repairs and others accepted as the project was in process. The painting/ staining process was estimated to take about a month but was closer to 5+ weeks due to weather impacts and post completion follow ups. Throughout the process Insta-Paint Pros was very accommodating to requests to re-wash or rep-paint buildings or portions of buildings based on input from the townhouse owners/residents The process involved addressing one or two buildings at a time, and as a building was finished the site supervisor, Freddy De Lima and myself, HOA President, would inspect the area and determine if acceptable to approve for payment. Freddy De Lima was very professional, cordial, and very accommodating when addressing questions/concerns from residents. The prepping and painting crews were efficient and worked together well as a team to keep the project on a good pace. They too were very accommodating to working around the needs of residents to minimize inconveniences. In particular, I would recognize Dionicio, the crew leader, who was extremely proficient, a good leader and personally a pleasure with whom to work.
