My experience with Evergreen Property Inspectors. In March 2025, I utilized Evergreen to inspect a house I put an offer on. Evergreen came highly rated by my realtor and had many great reviews on Google. They missed a major issue. The structural engineer and building inspector agreed that Evergreen missed a major issue they should have caught.I was present with the home inspector or in the house for the home inspection. When it came to do the attic inspection, I was in the basement with the HVAC specialist.I received the report and purchased house due to no major issues. After I purchased the house, I went into the attic and immediately noticed a "suspect" board attached to the collar ties and ridge board. The board was on top of where a load bearing wall had been but had been removed. I messaged the home inspector with my concerns and pictures, and he said it was normal and it was not anything he would have recommended getting a structural engineer to inspect. I do not have any home building or contractor experience, and I recognized that it was not normal.I contacted a structural engineer to do an inspection. The structural engineer said it was not proper and that a load bearing wall had been removed and the board was used as a beam. However, the board was horizontal (no strength) and the board was floating and not supported by a load bearing stud on one side. He stated, that any competent contractor or home inspector should have seen it and known it was not proper and it was a major problem that needed to be remediated. I had the structural engineer prepare a report and plans to correct the issue.I contacted Evergreen and requested a refund for the home inspection and the cost of the site visit/prepared report by the structural engineer. They handed it off to their insurance company. According to their insurance company, it was not their clients responsibility to discover this issue and even if it was, due to the contract I signed, I was only due what I paid for the inspection, but they would give me 1.5 times, which equated to $599. I told them I disagreed with their assessment but to just give me the refund and let me be on my way. I informed them that I would sign a release, but that I would not sign anything that would restrict my ability to share my experiences with Evergreen. The insurance company said they could not recommend their client give me the refund in that case. I contacted William Frost at Evergreen, I person I had previously been in contact with, and he said, "On our end we cannot send you any money without a signed release."In total this cost me a little under $10,000 and has led me to wonder what other major issues are going to come to light after they missed a major structural issue. After I had the building inspector approve the final fix, he looked at the before pictures and said that he did not understand how a building inspector could have missed this issue.I must wonder about Evergreen's 4.9-star rating on Google. If I took the refund money, I would not have been able to share my experiences. How many experiences such as mine are not left as a review, due to signing a non-disclosure agreement for the money. I did not take the $599 so I could give my experiences and hopefully make people more aware of my experiences.An unhappy customer.***Updated to respond to owners response***1. Never stated inspector damaged anything.2. I did not know about the board(problem area) till after the house purchase. Home Inspector did not inform me of it. If he had I would have gotten a structural engineer report. Building inspector and Structural engineer both said the Home inspector should have caught the issue or recommended a structural engineer.3. The third party sewer and HVAC companies were great and would reccomend.4. The part from the engineer's report regarding item not required, i did not include in this review, due to it not being something Evergreen should have caught and was something I was having done as extra.5. Return of Inspection fee was predicated upon signing an NDA.
