We went in to put a bid on a house, Carolina RES really saved us from a money pit that we were about to sink all of our savings into! Not only was the inspection thorough and professional, the inspector went through EVERYTHING with us, including roof, water system, electrical problems, problems with all the new pretty updates not actually being secured into place properly and took the time to explain what WE could easily fix on our own as well as structural issues that concerned him and who we should call in next. The homeowners put a kabosh on our requests and we were able to move on. Seriously, on our way out to look at more houses today and these guys will definitely be hearing from us again! 5 STARS!! Be careful with these guys they will inspect your home but not point out significant issues then when it is brought to their attention they will say we saw it but didn't tell you about it because we are not builders. They didn't make me aware of a rotted beam under the front door of the home I purchased that cost me $1800 to fix and once I brought it to their attention and they said we are not builders so we don't know if it needs to be fixed when clearly the joist was completely rotten. Seems you pay them to tell you someone else needs to look at it so not sure why they are needed. Less

Initially, I would have given an amazing review... 2 years into owning my house and I realize I've been had... The HVAC unit expected to be 5-10 years old... 21 years old and I have to replace the whole thing (inside and out) The Water Heater thought to be 5 years old... 17 years old, nearly bursted and I had to replace the entire thing. Absolutely lazy. I cannot believe that this is someone my realtor did business with. I would not trust their inexperienced inspectors. I first used RES last May, but after Inspection I turned the house down for other reasons. Inspection seemed to be pretty through. I decided to purchased another home in October and used RES again because I had used them before and I did receive a discount for using them again. After the Inspection, I got with the home owners because this was a home for sale by owner. Most of the things in the inspection where taken care of. I have noticed a couple of things they did not catch, but said ok. Now all this being said i did buy a home warranty which is really a joke. As the temperature got cold my heat pump was like a freezer. I went to use the Home Warranty and when the technician. came out, he refused to even work on it. Duct work was covering the door to the air handler, he could not even work on it. The unit out side was covered by a deck that was built on top of it. It should have had a clearance of 3' or more to work proper. I felt the Inspection should have caught this. I had to pay 7000,00 to replace it. I called back to RES and spoke to Sean and he was very understanding. He did offer my money back for the Inspection, which is better than nothing. I have learned a lot about home inspections now. Heat and air should be a separate inspection. Less

I had this done so I would know which necessary repairs needed to be done to bring it up to date and to make sure I was not living in a toxic environment. I purchased my first home back in June and I partially blame myself out of ignorance of not knowing what I should've been looking for. At first glance I was happy with the service, but almost immediately after moving in I started noticing things were not in order as they were reported to me. I was told my oven works... it doesn't. I was told my moisture barrier was installed properly...it wasnt. The ones over it came in and laid some plastic sheeting down over a little more than half of my crawl space and it's not even secured to anything. My second inspection should've seen this, but somehow they didnt. They didn't even notice the duct tape just thrown around my duct work. I had a licensed contractor come in for some insulation work and he told me the under side of my house is all jacked up. My inspection also missed a huge rotted area in my kitchen from where the old clothes washer that was left behind was leaking. Last night I decided it was cold enough to turn the heat on and little good that did since my heat pump doesn't work. There's more I've found after the fact too. So again, I do blame myself partially for not knowing and not checking myself. But I was wrong for putting my trust into Carolina RES and would never recommend them to anyone. They rush though their work, lie, and don't provide the service it's customers are paying for. Less

I used them to inspect a house I was interested in buying. Quick to send me the report and extremely detailed. So glad I used them because the house I was trying to buy had rotten joists. These guys saved me thousands of dollars! Less

Carolina RES inspected my home before purchase. During the inspection they missed the fact that my breaker box was un-labeled, and the tub faucets in both bathrooms were leaking. Since they didn't test the bathroom faucets, they missed the fact that both were leaking under the house. They also missed the fact that the AC unit was installed incorrectly and the existing ductwork (easily visible) was full of holes. There was a 3500 repair to the AC system, and several hundred dollars for the plumbing. They were also late delivering all of their reports. I would avoid at all costs. Less
