I unfortunately have to give this company a poor rating. After dealing with nightmare after nightmare in our new home, I am emotionally exhausted and need you all to know why. We had Guillermo come inspect a home we were interested in buying, apart from some minor issues there was nothing MAJOR. Here are two major headaches that could have been prevented. 2 months later and we are dealing with water damage from leaking/corroded air ducts in one side of the home. The inspector went up into the attic and inspected that area, he should have clearly seen that the ducts were in horrible condition and he didn’t even mention there were multiple rat traps/evidence of previous infestation. We had to find this out after water damage seeped down into the drywall of our daughters bedroom hallway and had a company do a full inspection of the ducts and attic. We have had Serve pro here to help with water damage and mold prevention, and now have to get the ducts replaced. So much money out of our pockets. Another thing we are dealing with, a major leak in the patio roof/ceiling. All of the wood in our patio ceiling is now soaking wet and must be replaced, all do to there being cracks and no seal on the roof where the valley turns into a drain/gutter. Again, we thought he did a thorough inspection. The things mentioned about the roof on the report had nothing to do with that area. There are lots of other minor things that were missed, so many I can’t even name. Just know that if we had known all of this, we wouldn’t have bought the home or certainly would have had the previous owner fix all of it before we went ahead with the deal. Less

After giving Apex One several chances to correct and they being unable, we were forced to hire another surveyor. All these delays cost us several precious months as Yohan was always slow to respond and/or attempt to produce another usable survey. Concerning his personal home inspection; After moving into the residence, we had to hire an electrician and plumber to the tune of several thousands, to repair, bring items up to code or level and safety that were completely missed during the inspection. Since all has occurred, I tried to reason with Yohan several times for a refund, or at least a partial refund, but his response literally was, "TOO BAD!" Less

Como inspector tu tienes que brindarme a mi como tu clienta cada detalle que veas en la propiedad especialmente si hay que reparar algo muy grande como es el techo.Te respaldas detrás de una computadora o un telef para exponer lo que no es tu mal comportamiento y falta de profesionalismo te ha hecho modificar mi inspección 3 veces 1 añadiendo las fotos que no pusiste desde el inicio, 2 poniendo 4 anos de vida y la ultima recibida ayer donde pones 5 anos de vida al techo. Cómo y de dónde sacas esto?? quien te a pedido mentir o modificar nada?? Yo acudo a ustedes como profesionales que dice ser para una inspección no para que modifiques nada! Several weeks ago, Guillermo was the certified inspector who showed up to conduct the wind mitigation inspection and provide the report. Today he showed up again to conduct the inspection and prepare the report for the 4-point inspection report. For each visit he was very pleasant, very professional, told me what he was going to be doing and once he was done explained his findings to me and what I should expect going forward. After completing the wind mitigation inspection he even gave me some suggestions on improvements I could do at my home later that would increase the discounts I could receive for wind mitigation. Really Raul Moldes was very professional I was very pleased with his service .He explained all the steps to me. He said my review wS good but if I wanted it to be best I would have to get plywood to put on my rafters my garage.

At the end, he showed me the pictures he took and explained to me everything he saw, also clarifying all my questions. Slow to respond electronically when my inspection report was requested by my insurance agent. I had to take, upload and send photos that they failed to take during inspection despite me pointing out an area they needed to take (my water heater). Not transparent about their slowness or mistakes. I'll find another company for my inspection next time.

The inspectors were thorough, fair priced, and very responsive and happy to take the time to explain everything in detail. I will use them again!

These guys did a poor home inspection that when we moved in so many issues were discovered that was missing in their report, that we should of known of before. These issues should of been ‘visible to the naked eyes’ for these ‘professionals’ so I am not sure how they were missed and the amount missed. Now these repairs are costing us a lot of $$$ to fix.
