Update: Added the photos from the 4 point they took showing the electrical panel issues. Also no one was living in the house during the time of the inspection it was vacant.We thought we were hiring a great company, especially since they came out during the holidays—but it ended up costing us thousands in repairs due to major issues that were missed or not disclosed.The inspection report stated the electrical system was satisfactory. During our final walk-through, it was clear that was not true. We found serious issues including a deficient electrical panel (double-tapped breakers), improper grounding, missing GFCI protection, exposed exterior wiring, a non-functioning generator that was a fire hazard (never mentioned), a gas leak, and multiple code violations that could affect insurability.Several ceiling fans were also non-functional—basic issues that should have been caught.When we tried to resolve this, John said he would come out but stopped responding. After reaching out again, we were told to only communicate with their legal department. We also have photos from the inspection that contradict their report.We were hoping to work with them on a fair resolution, but they showed no interest. Very disappointing experience and lack of accountability.

We had Apex One Inspections and Survey (John) inspect our home prior to moving in and our experience with them was unacceptable. They failed to identify multiple serious and potentially dangerous issues during the inspection, including major problems with the electrical panel, double-tapped breakers, improper grounding, missing GFCI protection, exposed exterior wiring, a non-functioning generator that poses a fire hazard, and even a gas leak. There were also numerous code violations that could impact our ability to obtain insurance. On top of that, we had to replace four non-working ceiling fans, basic items that should have been easily caught. When we attempted to address these failures, John initially agreed to come out, then stopped responding altogether and pushed us off to a so-called legal department that has never contacted us. That lack of follow-through speaks volumes. We gave this company the opportunity to make things right, and they chose not to. Their negligence, poor communication, and complete lack of accountability are extremely concerning. Proceed with caution if you are considering using their services.---If you want it even more aggressive or tailored for a specific platform (Google, Yelp, BBB), I can tweak it further.
