As a Realtor, I can say this was the most bizarre, stressful deal I have done to date. HOWEVER, Carter was the hero in this story. He was on top of his client, very communicative, flexible with requests and kind when at many points I wouldn’t have blamed him for losing his cool, yet he remained calm and patient from beginning to end. He’s a good one and his team better keep him around.

Where to begin… first off I was warned. But like many others I thought my situation would be different. The company offered us and signed a contract for 140 K we sent pictures. Everything was good until They’re underwriters made an error. Supposedly because the trailer house that is on our property which we disclosed was not part of the deal they decreased the deal to $105,000 again we disclosed to them and Carter admitted it was not our error I was in hopes that they were a company of honor since it was not our error. They would still honor the contract they did not now I am stuck, trying to find someone to purchase the home so that I can still close on my new home that we went under contract on based on the fact, we had a contract with them so disappointed.

This company operated exactly as others had described. Somehow, sadly, I thought things would be different. We dealt with Carter who seemed to be on the up and up. Contractors came to our rental house 3 times and we settled on a market price that was $30k less than our neighbors. Great, we no longer live in Lincoln and wanted a quick sale. Once our renters moved out we reached out for a closing date and Carter stated that the "owner changed his mind". Offered $80k after previously settling on $115. This company is unethical and I do not see how any of these managers can hold their heads up at the end of the day. I cannot warn anyone sternly enough. Do not deal with them, do not work for this CEO.

They will offer you LESS THAN HALF of market value for your home and they prey on desperate sellers who are in tough situations. They offered me $80 a SF for a HUGE newly renovated turn-key home in a good neighborhood...the average price per square foot in Omaha is $165 per SF and they offered me $80 per SF! DO your research, consult with multiple real esate agents to get a CMA of your property, get an appraisal if you have to...and BEWARE of these crooked scammers!!! They are profiting at YOUR expense and they absolutely deserve to be sued for using the name "Top Dollar Home Sales"!

Before I signed a purchase agreement, this company was calling me twice a day to make the deal. Once I signed, they became largely unresponsive and dragged the process out for months. Despite me promptly providing a sewer inspection video from a licensed plumber showing the lines were intact and only needed hydro-jetting, they falsely claimed the lines needed full replacement and accused me of nondisclosure.Their lack of communication, stalling, and misrepresentation felt manipulative and predatory — tactics clearly aimed at pressuring me to lower the agreed-upon price. I was also assured the deal would likely close well before the 60-day inspection period, but instead they prolonged things while I lost significant rental income.In my opinion, this is not a company that operates in good faith, and property owners should be very cautious before engaging with them.

Shawn had been in contact with me about buying my rental property. His communication was great and after a walk through we settled on a price. (Then I never heard from him again). The company did not make an earnest deposit as was promised, to the title company. Over the next week, several "contractors" walked through the house and the next thing I knew, they were now offering me 20k less than the agreed upon signed contract. They wasted 2 weeks of my time and I lost out on an earnest deposit. All of this happened on a Friday when we were supposed to close the following Monday. Very frustrating process.

I spent hours on the phone with Shawn and then was sent off to Chloe. They were both absolutely amazing. I never did talk to the owners or buyers, but they made made sure that my experience was above and beyond. They worked with me far beyond what was expected and I plan to do more business with then in the future. While things didn't turn out the way I wanted, they were still very respectable of my time and I of theirs. They made the best possible offer and I accepted. Once closed, I had the money the same day. Amazing team to work with.

Although we did not sell our home, Lee and Shawn were amazing. In the future we would absolutely contact Top Dollar Home Sales to sell our property. Lee did not return my call as quickly as I thought he should. What I discovered was Lee had spent his day assisting a client with mental health issues. He has the up most integrity and compassion for people in need. He put his business aside to take the time to help someone he didn’t even know. I will be telling people in our area about my experience and would recommend them to anyone selling their property.
