My boyfriend and I have been in contact with Curtis Dell since May 21 as we were referred to him by a mutual contact. We contacted him because we are buying my boyfriends grandmothers home and had wanted to get the sale done ASAP as mortgages were set to be harder for first time homebuyers effective JULY 1. Curtis was very on the ball at first and things seemed to be getting done, this was our first time buying a home so we weren’t exactly sure how everything all worked. After a few weeks of back and forth getting all documents together, Curtis became less active with our file and I kept having to be the one to reach out to him for updates on thing. A bit after that Curtis left us hanging without response for over a weeks time, I found out from our mutual contact he had been landscaping his home and playing golf and apparently just didn’t want to respond to our email/texts. I sent him a message after he finally got back to us about how disappointed we were and that his behaviour had been super unprofessional. At this point we had been in contact for 3 weeks with still not much progress on anything. We had multiple more times after where Curtis would simply just ignore messages for a weeks time. At this point we were all very frustrated as we had just been waiting and waiting around to even see if we could be approved. About a month later we were told we had an interested lender and things FINALLY started to progress. And on June 20th, we got an email from Curtis telling us that we had been approved!! Things were really looking up and we finally felt excited instead of stressed. The lender had agreed to all the things we needed in order to buy our very first home (our incomes were enough, I own a business and they approved that I make enough, our downpayment was enough, etc.). After both my boyfriend and I signed some more paperwork AND the current homeowners signed the paperwork Curtis had informed me that both parties (us and current owners) needed to contact lawyers to go over said paperwork. I contact my lawyer and so does the other party involved, I was told Curtis would be sending over the papers for my lawyer to go over and was told a few weeks later he never sent them. My lawyer after a few weeks was frustrated on why it was taking so long.. We are now at 2 months since we first contacted Curtis for our mortgage and after we had been told we were approved… Curtis informs us that my boyfriend in-fact now DOES NOT make enough money for the lender to accept us. How do you get told your approved and waste your time and money contacting a lawyer only to be told it was all for NOTHING. Okay, we are BEYOND FRUSTRATED at this point. But, we have someone who will cosign to help boost us. We are then told the cosigner MUST be a parent and no one else. Since when can you tell someone who can cosign for them?!!! We end up looking up the lender on google only to find out that they have a 3 star rating and the most awful reviews I have ever seen anywhere in my life. The lender ends up not working for us as neither of our parents are able to cosign, we're back to square one. A week and a half later we're told there's another potential lender interested, we are asked to send over even more documentation and I'm told to send over a ton of information about my business for the past year and upcoming year. A few weeks later we still hadn’t heard anything so my boyfriend emailed Curtis about and update with no response. This has been the absolute worst experience of my entire life, I know it's not supposed to be easy, but my boyfriend and I have never been so stressed in our lives. Anyone I have talked to has never heard of anything like this before. Buying a home should take a month tops… its been 3 MONTHS since and we ended up being ghosted by him after the lender he tried to set us up with unapproved us. Now we are left with lawyer bills for a lawyer WE DIDN'T EVEN NEED IN THE FIRST PLACE. We still have no house & Curtis has wasted absolutely everyones time. Don't recommend this broker unless you DON'T want to buy your first home. Less

While contemplating a HELOC remortgage with World Financial Group (WFG) I was just joining and a proposed slightly lower interest rate, though we will never know exactly if there was ever a significantly lower interest with WFG, we went with Darell not only out of honour because we had approached him first but also while over the last years I had been slowly regaining ground against my stubborn and interest-relentless past business debts and not feeling too good about my ever homecoming a financially free man, he believed in us, extended this remortgaging ladder down to escape my debt pit and and did not doubt in our qualifying for our remortgage in the goal to zero all my past credit cards, past business debts and Rev Canada who were after their taxes I didn't pay fully from the year before. He esteemed our case "a piece of cake", as he put it. And yes he even secured from his lender another .5% dropping our remortgage rate to 2.74% for a fresh 5 years switching instantly our money from heavy debt maintenance servicing to now except for our much lighter present business and household expenses to making our money and compound interest work for us investment wise instead of against us. And with his coaching he had us move things along quite expeditiously. Leveling with us that that he had opened this similar door himself years ago throwing off the debt shackling and freeing himself to his present prospering, today, we also are now breathing a sigh of relief with our fresh new start that except for a small interest larger mortgage which we have set a goal with the now freed up income now diverted from debt maintenance to investments, we anticipate paying off totally in 3 years!! Janice went over and above ensuring every step of the way went smoothly and I was in the loop. We had a very last minute change and she was able to see it through and make sure everything was ready to go for my closing. I would definitely recommend MDG!
