This review is in regard to Colby Mattsson lender at “All in lending” and realtor Anjanette Calderon “Ms.Southbay” I was hesitant to write this review because this is their career and their livelihood. But it’s weighing heavy on me to warn someone from this happening to them. I want to start by saying my fiancé and I are first time home buyers we are not familiar with the process at all. So we expected guidance. We chose this couple because we thought a lender and real estate agent what better guidance and knowledge and communication. When we first met I advised her our max all in was a certain amount. Also I told her I had seen on Zillow that some HOA’s limit pets to 2 maximum (we have 3 dogs) so I wanted to make sure we did not choose a place with that rule. She very condescending said “this isn’t an apartment in my years of real estate I’ve never seen that”.And lastly I told her I wanted closing costs paid by the seller to keep our costs down. Also wanted to mention we were in no rush to purchase. We found our first place and lost it ( per our realtor is because we asked for buy down rate and closing costs covered) we moved on to the next… We found a home and decided to move forward to put in an offer we were told we had to put down earnest money which we were totally ok with. But we confirmed this is going towards the cash to close total we discussed which Colby now says the total was just an “estimate”. Our mistake was getting a lot of our information “verbally”. Because they fell back on “you signed the docs” we are first time home buyers we signed where you told us. The numbers in the “docs” were never verbally discussed. So the entire process we thought we were all in cash to close on a certain number and the last day of our escrow we had to come up with almost 10k over our previously discussed maximum amount. I want to mention when we were told we needed to send this extra money we were taken back and the lender very rudely said “ what about the (blank account) if you want to close we need that money”. Just because we have money doesn’t mean we use all of it was my thought… I don’t think there was any negotiation done to our benefit. Yes we got seller to pay our buy down rate however that’s after we offered 15k over asking so what was there really negotiated for us??? Moving on to the HOA rules about 5 days before our escrow closed we received HOA rules… what do you know 2 pet maximum I sent this to the realtor. Her first response was “how will they know how many pets you have?” Where’s her integrity ? I thought to myself. I asked her to please confirm with the HOA as I did not want to not only spend all this money over 30k (cash to close) and break rules which I’m certain fees for breaking these rules would accrue. She got back to us after discussing with colleagues to make one of our pets an emotional support animal. (More cost$) so we did that. Lastly when making our offer we told her about closing costs and she said “I can negotiate that in escrow” there was never a maybe / potentially… so our entire escrow days we thought she had negotiated that. 2 days before closing we were advised by the lender closing costs were not negotiated and there was no chance of that anymore. (Again first time homebuyers we didn’t know). When brought up to our real estate agent she said “ well you can’t get both buy down rate and closing costs” I’ve seen her and other realtor post they’ve negotiated both for buyers…. Than her response was oh I didn’t want you guys to loose this one like you lost the first one for asking for both. (Again in no rush to buy if it didn’t make sense to us financially) In the end this lender and realtor took us over our cash to close maximum . Almost break HOA rules and added more costs to our plate to make our pet and ESA dog. And not give us what we requested to be negotiated. Less

First time home buyers beware. My partner and I had two agents (one newer than the other) that seemed down-to-earth, genuine people, but in hindsight seem to fit the stereotypical realtor profile wherein all the care about is making the sale and getting their commission. We felt rushed the entire time and they didn't bother to recommend requesting a more thorough scoping of the plumbing in our 1950s house so we just had the main drain scoped. Fast forward six months and we had a major plumbing leak underneath our kitchen that would have been discovered and helped lower the closing costs. Oh and Fidelity National Home Warranty wouldn't cover a penny of the eroded cast iron pipe, another waste of money our realtors "recommended" to us. The stress of all this did not help my leukemia diagnosis either, definitely won't recommend to anyone I care about. Less

STAY AWAY THESE PPL ARE ALL THIEVES!!! STAY AWAY PLS!!! PROTECT YOUR ELDERLY FAMILY FROM THIS THIEVES!!!! On June 18 of this year my mom and dad visited this office at around 3:30pm my parents were there for 4 exhausting hours this ppl from Sandra to a lady name flor and the rest of the staff drained them mentally then took advantage of them age 78 dad and 73 mom making them sign documents promising them that their pulling of credit won’t hurt them at all, lie number 1, then towards the end my mom went to the bathroom to wash her hands and accidentally left her wallet and left the office with my dad waiting out in the car when she suddenly remembered she left her wallet inside the office bathroom as she was running back to the office when the staff lock the door while they saw and heard my mom crying screaming “I left my wallet inside, pls open!” She should have never said anything because when they unlocked the door she ran to the bathroom and there was no Wallet, lucky for her I had placed a gps in her coin pocket of her wallet but unfortunately my parents never told me about the theft in this establishment at the time of the incident because they were embarrassed that this happened to them by these people these thieves!! The GPS’s last location was at that same office during the time my mom and dad were looking for the wallet I contacted the lady name flor or flora the next day and she got very nervous and denied knowing anything about the wallet she claimed she didn’t know what I was talking about. Lied number 2 . Overall don’t go to this place don’t trust them they’re all thieves all of them. The police still investigating and they think they got away with it but have no idea what’s to come legally. Less
